2. New houses are mostly sold before they are built.
These days when new ventures are developed, new houses are sold prior to construction itself. By Doing this they collect advance from their customers and this helps them cut down additional financing issues. Initially in these ventures they construct one villa as a demonstration sample, so that they get funds and start booking. It also depends on the state, builders need some necessary approvals before they can actually start the venture.
But beware of some of the realtors who try to lure you into the projects which look so tempting but take ages to complete. These realtors raise their hands when asked about the project completion and don’t submit the houses on time. So make a thorough research on these types of projects.
3. The first come first basis gets the best discounts.
It is mostly because of the financing system that these realtors follow these days. They tend to put in offers such as first comer gets more discount than the latter ones. For example if the villa costs 150 lakhs and you are the first to book one of them then you might get it for around 140 – 145 lakhs.
Though it is a potential risk in investing any project at first but if that realtor has a name in the market then you get the fish out of pond with real ease.
4. Builders never have emotional attachments to the house.
If you are planning to buy an old used villa, remember one thing that the agents who take up the sale process do not have anything attached emotional to those houses. If you try to negotiate with them then it is by your sheer luck or talent. Also the builders, they only build houses and the only aim of them is to sell all the houses in the project.
5. Discounts are usually available in the form of upgrades.
When the project is done or near ending the realtors start ensuring the clients that they offer discounts but at very minimal value such as upgrading your home from Indian model to Italian. Or any upgrade in the amenities that are of your choice.
For all the first-time buyers, remember one thing that new construction is always a great idea than going for a used project or a house. You could buy independent villas in Bangalore which many of the realtors are offering at best prices comparatively.
